The Floor Area Ratio (FAR) in Delhi is a critical zoning regulation that determines the maximum permissible built-up area on a plot, influencing urban density and infrastructure planning. For instance, a FAR of 200% allows construction up to twice the plot size. In 2014, the Urban Development Ministry increased the FAR for residential plots between 750-1,000 sq. meters from 150% to 200%, and for plots of 1,000 sq. meters and above from 120% to 200%, aiming to address housing shortages and optimize land use.
