Description

Clarify which area the quotation uses
Plot area and construction area are different measurements. A plot’s dimensions do not, by themselves, establish the total area that will be built or billed.
Ask your contractor for a floor-by-floor area statement. It should explain the treatment of staircases, balconies, covered parking, terrace structures and any other separately measured elements.
Do not assume that every contractor uses the same measurement method. Confirm the calculation before comparing rates.
Read the rate alongside the specification
A construction package becomes meaningful when it is attached to a clear specification.
Check the allowances for flooring, sanitaryware, doors, windows and other finishes. Understand whether an allowance covers only the product or also includes installation and related work.
Suppose you select a tile above the agreed allowance. Ask how the difference will be calculated and whether additional installation charges apply. Resolving this early is easier than debating it after materials arrive.
Structural specifications should follow the project’s engineering design rather than being selected only to reach a lower headline price.
Separate construction from the complete project budget
For house construction in Bangalore, it helps to maintain a budget with separate entries for the building work and other project expenses.
Ask whether design fees, statutory charges, utility connections, external works, interiors and applicable taxes are included. Mark each item as included, excluded or awaiting clarification.
A kitchen can illustrate the problem. One proposal may include a countertop and sink, while another also includes cabinetry. Both may use the word “kitchen,” but the financial scope is different.
Account for site-specific requirements
Site levels, access and ground conditions can influence the work required. A plot below the adjoining road, for example, needs a considered discussion about levels and drainage rather than an automatic assumption about filling.
Record which site conditions have been assessed and which remain assumptions. Where specialist investigation or engineering input is needed, obtain it before treating the estimate as final.
Track changes separately
Maintain a simple change register containing the original scope, requested revision, agreed amount, approval date and programme impact.
Keep a separately identified contingency for unresolved items and unforeseen work. Its size should reflect your project’s uncertainty rather than a percentage selected without discussion.
Ordient Infra’s construction cost calculator is a resource to explore at the initial budgeting stage. Treat an online estimate as a starting point for a detailed, site-specific quotation.
A useful budget shows more than what the house might cost. It explains what the figure includes, what remains uncertain and which decisions could change it.
